If a gas water heater has no hot water, the pilot, thermocouple or gas valve is the usual cause; on an electric heater it's usually an element or thermostat. Those parts are repairable. A tank that leaks from the bottom can't be repaired and needs to be replaced.

How long do water heaters last in Colorado?

Tank heaters commonly last around 8 to 12 years. Sediment, water pressure, and whether the anode rod was ever replaced all affect lifespan. Tankless units often last longer with regular descaling.

Why does my water heater's relief valve drip?

Usually because pressure in the tank rises as water heats and has nowhere to go. A missing or failed expansion tank is a common cause. Have it checked; the relief valve is a safety device.

Is it worth repairing a 10-year-old water heater?

For a cheap part like a thermocouple, sometimes. For a leaking tank or a failed gas valve on an older heater, replacement is usually the better investment.

Why is my water heater making popping noises?

Sediment on the bottom of the tank traps water that boils under it. Flushing the tank can help; heavy sediment on an older tank shortens its life.

Why does my hot water smell like rotten eggs?

Bacteria reacting with the tank's anode rod can create a sulfur smell. Replacing the anode with a different type or treating the tank usually solves it.

Can I flush my own water heater?

Yes, if you follow the manufacturer's steps: turn off the fuel or power, connect a hose to the drain valve and run water until it clears. Stop if the drain valve leaks or won't close.
