Water heaters

Tankless water heaters

A tankless water heater heats water as it flows, so it doesn't run out, but it needs a larger gas line, its own venting and a unit rated for your elevation. Installed correctly and descaled regularly, it can outlast a tank heater.

About tankless water heaters

Tankless is popular in Front Range remodels because it frees floor space and ends the 'last shower is cold' problem. The catch is the install: most homes need a gas line upgrade, and high-altitude derating means a unit has to be sized with your elevation in mind.

Existing tankless units need periodic descaling, and error codes often point to venting, gas supply or a dirty inlet screen.

  • No descaling in several years

How the job usually goes

  1. 1

    Load and gas check

The plumber calculates flow demand and confirms the gas meter and line can supply the unit.

  2. 2

    Plan venting

Vent route and termination are planned to meet the manufacturer and local code.

  3. 3

    Install and permit

Gas, water, venting and condensate lines are installed and inspected.

  4. 4

    Maintenance

Existing units are flushed with descaler and the inlet filter cleaned.

What affects the cost

Every job is priced by the plumber after they see it. These are the things that move the price most. Ask for the price before work starts.

  • Unit size and altitude rating
  • Gas line upgrade
  • Vent route length
  • Condensate drain
  • Removing the old tank

Tankless water heaters questions

Do tankless water heaters work at high altitude?

Yes, if the unit is rated for your elevation or set up for it. Output drops as elevation rises, so a unit sized at sea level may fall short in Denver or Fort Collins.

How often should a tankless heater be descaled?

Many manufacturers suggest yearly, more often with harder water. Front Range water hardness varies by provider, so ask your plumber what they see on your water.

Will a tankless heater work with my existing gas line?

Often not. Many tankless units need more gas than the line serving a tank heater can deliver. The plumber checks pipe size, length and the gas meter capacity.

How long does a tankless water heater last?

Often 15 to 20 years with regular descaling, longer than a typical tank heater.

Do tankless water heaters give unlimited hot water?

They don't run out, but they have a flow limit. Running several showers and appliances at once can exceed a unit's capacity, especially at altitude.

Can a tankless heater use the old water heater vent?

Usually not. Most tankless units need their own vent type, often PVC or stainless, run to an approved termination.

Why does my tankless heater show an error code?

Common causes are ignition failure, venting blockage, scale buildup or low gas supply. The code points to which; the manual lists them.
