Water heaters in North Carolina
Many North Carolina homes keep the water heater in a garage, attic or crawl space, where a leak can go unnoticed or damage ceilings below. Attic heaters need a drain pan and line.

Water heaters in North Carolina: what to know
Fast growth around Charlotte and Raleigh means many homes built since the 1990s are on their first or second heater.
Replacements need a permit and a licensed plumber. Annual flushing removes sediment.
Homes on private wells may also have sediment or iron that shortens tank life, so flushing matters more there.
- Climate
- North Carolina gets periodic hard freezes and ice storms, often after mild spells, which catch exposed pipes off guard. Pipes in crawl spaces, exterior walls and garages are the first to freeze.
- Typical foundations
- Crawl-space foundations are very common, and many homes outside cities rely on wells and septic systems. Most common: crawl spaces.

Water heater repair
If a gas water heater has no hot water, the pilot, thermocouple or gas valve is the usual cause; on an electric heater it's usually an element or thermostat. Those parts are repairable. A tank that leaks from the bottom can't be repaired and needs to be replaced.
Water heater replacement
A leaking tank or a heater past about 10 years old is usually replaced rather than repaired. A proper install includes a permit, correct venting (adjusted for altitude where needed), an expansion tank where required, a drip leg on the gas line and a relief valve discharge pipe.
Tankless water heaters
A tankless water heater heats water as it flows, so it doesn't run out, but it needs a larger gas line, its own venting and a unit rated for your elevation. Installed correctly and descaled regularly, it can outlast a tank heater.
