Water heaters in Nevada
Nevada's very hard water shortens water heater and tankless life, and garage heaters in Las Vegas and Henderson sit in summer temperatures above 110°F. Softeners are common across Southern Nevada.

Water heaters in Nevada: what to know
Much of the Las Vegas Valley was built after 1990, so original heaters are now reaching replacement age. In Reno, cold winter water and high pressure in some neighborhoods make expansion tanks and pressure reducing valves worth checking.
Permits depend on the city or county, such as the City of Las Vegas, Henderson, Reno or Clark County. Annual flushing helps tanks last.
- Climate
- Freezes are uncommon in most of Nevada, but when a hard freeze does arrive, homes built for warm weather, with pipes in attics and exterior walls, are the ones that split.
- Typical foundations
- Most Las Vegas-area homes are newer and built on slabs, where mineral buildup affects water heaters and fixtures. Most common: concrete slabs.
Water heaters services
Water heater repair
If a gas water heater has no hot water, the pilot, thermocouple or gas valve is the usual cause; on an electric heater it's usually an element or thermostat. Those parts are repairable. A tank that leaks from the bottom can't be repaired and needs to be replaced.
Water heater replacement
A leaking tank or a heater past about 10 years old is usually replaced rather than repaired. A proper install includes a permit, correct venting (adjusted for altitude where needed), an expansion tank where required, a drip leg on the gas line and a relief valve discharge pipe.
Tankless water heaters
A tankless water heater heats water as it flows, so it doesn't run out, but it needs a larger gas line, its own venting and a unit rated for your elevation. Installed correctly and descaled regularly, it can outlast a tank heater.
